Terms of use

Last updated 1 September 2026

These are the rules for using Arc. We have tried to write them the way we write everything else here: plainly, and without hiding the parts that matter to you.

About these terms

These terms are an agreement between you and Arc Financial Technology Ltd, which runs Arc. They apply whenever you use Arc, whether or not you create an account. By ticking the box at sign-up, or by using Arc, you accept them.

Arc Financial Technology Ltd is registered in England and Wales, company number 17426103.

If you do not accept them, please do not use Arc. If anything here is unclear, email privacy@arcfortwo.com and we will explain it in plain terms.

Who can use Arc

  • You must be 18 or over
Arc is not designed for, and must not be used by, anyone under 18.
  • Arc is built for the UK
The calculations, tax rules and property data assume a purchase in England or Northern Ireland. Figures will be wrong elsewhere, including Scotland and Wales, where the property transaction taxes differ.
  • Personal use only
Arc is for you and your partner thinking about your own decision. It is not licensed for advising clients, for commercial redistribution, or for building a competing product.

What Arc does, and what it does not do

Arc gives guidance, not regulated financial advice, and nothing here is a personal recommendation. Results are estimates based on the figures you enter, and won't match a lender's actual terms. For a decision on a specific product, speak to a regulated adviser. The decision is always yours.

To be as clear as we can: Arc is not a mortgage broker, not a lender, and not a regulated financial adviser. It does not recommend a product, apply for anything on your behalf, or pass your details to anyone selling you something. It has no referral or commission arrangements of any kind.

What Arc gives you is a structured way to look at your own numbers, and an honest read on what they mean. The decision, and the responsibility for it, stays with you. Before committing to a mortgage or a purchase, speak to a regulated adviser.

Estimates, not promises

Every figure Arc shows is an estimate calculated from what you tell it, plus published data such as regional prices and standard tax rules. Arc does not see your credit file, your bank, or any lender's criteria.

A lender may reach a completely different answer. Interest rates, tax rules, and property prices change, sometimes between one visit and the next. Nothing Arc shows is a quote, an offer, or an indication that any lender will lend to you.

You are responsible for the accuracy of what you enter. Arc cannot tell whether a figure is wrong, and a small error in an input can move the result a long way.

Your account

  • Signing in is by email code
Anyone with access to your email can sign in as you. Keep that account secure, and tell us if you think someone else has reached your Arc account.
  • One account per household
An Arc account represents a couple making decisions together. Please do not share it more widely.
  • Keep your details accurate
If the figures in your saved decisions go out of date, Arc's answer goes out of date with them.

Using Arc fairly

Please do not:

  • Break or probe the service
No attempts to disrupt Arc, bypass its limits, or access accounts or data that are not yours.
  • Scrape or copy it
No automated collection of Arc's content, and no copying, reverse engineering or reselling of the product or its calculations.
  • Misuse the listing tool
Where Arc reads a property listing you paste in, use it for your own research only, and respect the terms of the site the listing came from.
  • Use it to advise other people
Arc is not a professional tool and must not be presented to anyone else as advice.

If you breach these terms we may suspend or close your account. Where it is reasonable to do so, we will tell you why first.

Arc is in beta

Arc is early software. Features will change, some will be withdrawn, and there will be periods where it does not work. We may change how the calculations work as we improve them, which means a saved decision can show a different answer later than it did when you saved it.

We will not delete your saved decisions without telling you. But please do not treat Arc as the only record of anything that matters to you.

Your data

How Arc handles your information, including the figures you enter, is set out in the Privacy Policy. It forms part of your relationship with us, though it is a notice rather than something you agree to. Questions go to privacy@arcfortwo.com.

Who owns what

Arc, its design, its content and the calculations behind it belong to Arc Financial Technology Ltd. Using Arc does not transfer any of that to you.

What you enter stays yours. You give us permission to store and process it so that Arc can work, and to use anonymised, aggregated patterns to improve the product. Nothing that identifies you or your partner is published or sold.

Our responsibility to you

We take building Arc seriously and we want it to be right. But there are limits to what we can be responsible for, and it is fairer to state them plainly than to bury them.

Nothing in these terms limits our liability for death or personal injury caused by our negligence, for fraud or fraudulent misrepresentation, or for anything else that cannot be limited or excluded under UK law. Your statutory rights as a consumer are unaffected.

Beyond that: Arc is provided as it is. We do not promise it will be uninterrupted, error free, or that its estimates will match any lender's decision. We are not responsible for a financial decision you make, for a purchase that does or does not go ahead, or for losses that follow from acting on an estimate. Arc is free to use, and our total liability to you is limited accordingly.

We are also not responsible for the content or accuracy of third party sites, including property listings you paste into Arc.

Ending it

You can stop using Arc at any time, and ask us to delete your account and everything in it by emailing privacy@arcfortwo.com.

We may suspend or end your access if you breach these terms, or if we stop running Arc. If we close the service we will give you reasonable notice and a way to take your data with you.

Changes to these terms

We will update these terms as Arc changes, and update the date at the top. If a change materially affects your rights we will tell you, rather than relying on you to check. Continuing to use Arc after that means you accept the new version.

Law and disputes

These terms are governed by the law of England and Wales. If something goes wrong, please contact us first so we have a chance to put it right.

You can bring a claim in the courts of England and Wales. If you live in Scotland or Northern Ireland, you can also bring one in your own local courts, and nothing here removes any protection you have under the law where you live.
